Can you hold a place before I apply?
Unfortunately we cannot hold any rentals. Please submit a rental application for consideration. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Every new tenant will pay the first month’s rent and a security deposit. We will determine whether we need last month’s rent on a case-by-case basis -
How old do you have to be to apply?
You must be 18+ to apply for a rental. -
Is the deposit refundable?
The deposit is refundable. We will assess your rental during the move-out inspection. If there are damages to your unit, we will withhold the appropriate amount to remedy the damages. -
Who needs a cosigner?
We will require a cosigner if your income does not adequately cover the monthly rent. -

How do I pay rent?
We provide all tenants with access to their own secure online portal. From there you can pay rent, submit maintenance requests, and review their ledger. Alternatively, you can send a check to our office. -
I want to get a pet. What do I do?
Please check with us before getting a pet. Each rental is different. We are accepting of our furry friends, and our new leases will not charge tenants for having pets. -
I want to move out, but my roommate wants to stay. What do I do?
Please let us know, we are happy to work with you on your specific situations. -
My lease expiration is coming and I want to move out. What do I do?
Please let us know as soon as possible. We would like to market your rental as soon as we can to avoid vacancies. -
Who is responsible for paying for repairs & maintenance requests?
Generally the landlord is responsible for repairs and maintenance. On our new leases, tenants are responsible for key replacement fees/lockouts, and window AC installs.
